How we read the numbers

What each index measures, how often it is published, and where it falls short.

The main source: NHB Residex

  • The National Housing Bank publishes NHB Residex, a housing price index, every quarter. It covers 50 cities, including all the metros and many satellite cities and suburbs.
  • We use the series on base year FY 2024-25, when the index equals 100. Older base years (FY 2012-13, FY 2017-18) are separate series and are never joined to it.
  • NHB publishes two measures: HPI@Assessment Prices, which we use for the map, and HPI@Market Prices for Under Construction Properties, which covers only new stock held by developers and no resale homes. We keep them apart and label each.
  • Each city page on this tracker links to the source and shows the quarter.
  • Year-on-year change compares a quarter with the same quarter a year earlier. Quarter-on-quarter compares it with the previous quarter. We calculate both from the index levels.

What an index does not tell you

  • It measures a whole city. It does not measure a locality, a building or a project, and it is not the value of any home.
  • It records what already happened. It says nothing about next year.
  • The publisher can revise earlier figures, so a number you saw before may change.
  • Index levels from different sources or with different base years cannot be compared with each other.

Other public sources

Where NHB Residex does not cover a city, we may show a figure from another named public source. These are marked with a diamond on the map, the source is named beside the number, and the figure links to where it was published. We have not independently verified them and they may be revised. Vendor datasets are not used.

The map

States are shown in one neutral colour because no state-wide index exists. Only cities with a published figure are coloured, by the size of the year-on-year change in either direction, so a darker dot means a bigger change and not a better or worse one. Map outline: SimpleMaps.

The launch log

Launches are listed by size or public interest. We write each entry from the project's RERA record and link to the registration. We do not take payment, list prices or offers, or link to developers.

Review and updates

Every figure and launch is checked by a named reviewer before it is published, and the date appears on the page. NHB Residex is quarterly, and each page shows the quarter it covers.

WealthStar is not registered with SEBI. Figures come from the public sources named beside each number. They have not been independently verified and may be revised. This page records what an index measured. It is not investment advice, not a forecast, and does not recommend buying, selling or holding any property or security.
