DLF, one of India’s largest real estate developers, reported consolidated net profit of ₹1,301 crore for the quarter ended 30 September 2026 (Q2 of the financial year 2026-27, called FY27), against ₹1,180 crore a year earlier, a rise of 10.3%, according to its unaudited results filed with the stock exchanges on 16 October 2026. The company’s press release of the same date describes the rise as 11%. “Consolidated” means the figures combine DLF with its subsidiaries; profit from associates and joint ventures is included as DLF’s share.

Revenue from operations, the income from DLF’s own business, fell 23.3% to ₹1,260.58 crore from ₹1,643.04 crore a year earlier. Total income, which adds other income, rose 1.6% to ₹2,297.30 crore from ₹2,261.80 crore, because other income rose to ₹1,036.72 crore from ₹618.76 crore. The press release calls the ₹2,298 crore figure “consolidated revenue”; in the filing it is total income.

Other figures from the press release

The press release gives these further figures for DLF Limited on a consolidated basis. They are not set out in the results statement we opened, so they are the company’s figures, not checked against the filing, except EBITDA, which matches the filing’s profit before exceptional items, tax and share of associates’ profit (₹1,003.32 crore) plus finance costs (₹18.22 crore) and depreciation (₹38.20 crore), about ₹1,060 crore.

  • EBITDA (earnings before interest, tax, depreciation and amortisation, a measure of profit from the business before those items) was ₹1,060 crore.
  • Gross margin was 47%, as stated by the company, which does not explain how it is calculated.
  • Operating cash flow, the cash the business generated from day-to-day operations, was ₹1,858 crore.
  • New sales bookings were ₹3,800 crore. These are the value of property sales agreed with customers, which is not the same as revenue reported in the quarter.
  • The net cash position, meaning cash held minus borrowings, was ₹15,084 crore, after a dividend outflow of ₹1,980 crore. The press release does not state a dividend for the quarter; the ₹1,980 crore is a payment made during the quarter, as the company described it.

DLF Cyber City Developers

The press release also gives separate figures for DLF Cyber City Developers Limited, a DLF group company (consolidated basis): revenue ₹2,014 crore, EBITDA ₹1,537 crore (up 9% year on year) and net profit ₹752 crore (up 17% year on year), as stated by the company. These are the company’s figures for that entity and are not added to the DLF figures above.

Basis of these figures

The revenue, income, profit and earnings-per-share figures are from the consolidated statement in DLF’s unaudited results filed with NSE on 16 October 2026; percentage changes in the table are our own calculations from the filing. The press release states a growth of 11% in net profit; the filing’s figures give 10.3%, so this article uses the calculated figure. Figures are in ₹ crore (1 crore = 10 million), the results are consolidated, not standalone, and they are unaudited.
